Never underestimate the power of a woman to get things done. The only thing better than one woman taking on a task is two, partnering to complete a mission. In 2010, Toni Phillips and Kristin Ranson formed The Phillips Ranson Team at Leonard Ryden Burr Real Estate, realizing they could accomplish more working together. For the past few years, The Phillips Ranson Team has been the #1 producing Team.
Kristin and Toni are well aware of the hectic pace of life today, since they both are busy wives and moms. In fact, it was trying to get a life/work balance that brought these two together.
Before Kristin and Toni partnered, they would rely on each other to handle any clients’ needs when one was out of town. “We began helping each other when one would take a vacation or be away. As we did this, we could see that we did a better job for the client working together. Rather than have someone cover for you, we share and have input with all of our clients,” said Toni.
While both ladies found themselves in real estate, each came to the table with different perspectives and interests that led them to their careers.

Toni grew up in nearby Mocksville, NC, watching her parents renovate a farm built in 1889, possibly leading to her love of homes with a history. “Early on, I developed an appreciation for historical homes and neighborhoods in Winston-Salem, NC. I love the potential of homes that have historical charm. I also lived abroad in small European towns and love the walkability of downtown neighborhoods. I found that the West End area of Winston-Salem was a natural fit for me to live in and love. My husband and I renovated a 1920s quadraplex in downtown; that was my introduction to renovation/restoration, which led me into real estate sales in 2007,” Toni commented. With her husband, daughter, son, cat, dog and three chickens, Toni definitely has a lot on her plate, just like her partner Kristin Ranson.
Kristin Ranson
Kristin is a native of Winston-Salem, NC and has lived in Ardmore since the early 1990s with her husband and two daughters, now in college. “My skill set was developed at Champion Athleticwear, selling features and benefits of products consumers love. Moving to real estate, in 2005, was a natural for me, letting me continue to observe and promote how features sell homes. Toni and I are always looking at how a house ‘lives’ or functions. We believe in being up front and straight with buyers and sellers. Part of our job is helping our clients discern their home’s best points, and also areas that could use some sprucing up. As a part of that, Toni and I have a designer, Marcia Wood, of InsideOut Designs, on hand to help showcase the best attributes of a home. Marcia helps us pick new paint colors, work on landscaping, and arrange furniture, among all the areas she can help clients with,” explained Kristin.

“When we have an appointment with a seller and observe the property that is to be sold, based on our observations, we discuss trends, first impressions, and how those affect pricing. We all love the little things we have in our house, from collectibles to family photos, although, when selling, you need to make your home a blank, but comfortable canvas for anyone looking at it. To that end, should the seller request, we can bring Marcia Wood of InsideOut Designs in to give our sellers ideas of possible paint colors, flooring, and any other changes that might make your house more appealing to possible buyers,” Toni stated. Making improvements doesn’t only happen inside a home.
